Aware announces new acquisition of a high-specification sustainable warehouse facility in Dandenong South

Aware Real Estate is delighted to announce the recent acquisition of a recently completed premium industrial property located at Eumemmerring Business Park, Dandenong South.

Located at 10-36 Abbotts Road, Dandenong South, the property consists of a substantial 6.4-hectare site with a GLA of 30,500 sqm over 4 tenancies.  With the modern warehouses recently completed in June 2023, each facility offers high clearance, multiple loading bays, internal offices, and on-site car parking, ensuring functionality and quality for tenant occupiers.  The property offers a diverse and stable income profile, from 4 tenants across a range of industries Gold Peg, WAM Australia, Zipform Rigid Packaging, and PC Case Gear.

Eumemmerring Business Park site was a former electrical parts site built in the 1970s. The new build was designed with circularity in mind right, aimed to revitalise the site into a modern, sustainable, and resilient business precinct. The estate’s design is centred around retaining two office pods of 1,000sqm at the front of the site, and repurposing them as a single 2,500sqm office building with a café and an aerobridge connecting to the warehouse operations. Masterplanning the estate also included retaining 10 significant 100+ year old native Eucalyptus trees.

Michelle McNally CEO Aware Real Estate says,

‘This acquisition within the sought after south-east Melbourne Market, aligns with our investment strategy of investing in large scale prime industrial and logistics properties within core precincts along the Eastern seaboard. We are thrilled to expand our presence into Victoria and build productive relationships with our new occupiers in their new space.‘
